Besides pricing the number one factor is often location. For many buyers walkability to the village is important.That is why the river streets are so hot. Another factor is needed updates. If the amount of updates seem overwhelming to buyers you are going to add days on market. Next is taxes if our already high taxes are even higher because of major renovations or a new addition you can often add more days on market as well. Understand, in almost every case these factors can be mitigated by pricing. Sometimes pricing is not only comp based, but is also intuitive. I firmly believe you cannot price too low because time and time again it has been proven that the market will bring up the price organically. I can tell you from first hand experience that in the last two quarters my sellers have obtained the highest numbers by using an intuitive critical pricing theory. I predict this fall market will be a busy one particularly if mortgage rates drop.
